Real Estate Asset Management Lead (Americas)

ROLE SUMMARYThe Americas Real Estate Asset Management Lead has responsibility for formulating, developing, and managing the relevant regional component of Pfizer's global real estate asset management strategy.
ROLE RESPONSIBILITIES Hold commercial accountability for the short-, medium- and long-term financial performance of all real estate asset classes comprising regional portfolio.
Work with real estate experts and advisors across the region to develop creative and innovative real estate solutions that leverage Pfizer's property assets to drive higher returns, create value, lower Pfizer's cost base and create workplaces that drive higher employee productivity.
Contribute to the formulation of Pfizer's Global Real Estate Strategy.
Gain executive and board approval for real estate strategies and property plans, policies and leading practices to support GWE's business plans.
Take responsibility for being the primary real estate strategic point of contact for one or more vertical leads (Commercial, R&D or HQ / Hubs).
Work with third party advisors and internal GWE business partners (e.
g.
, Finance, Legal, etc.
) to prepare regular reviews of the relevant property portfolios and evaluate them with leading practices from large property investment companies; account for efficient financial engineering practices and tax planning.
Support the development of Pfizer's culture through ongoing creation of physical workspace environments that affirm Pfizer's position as an employer of choice.
Provide leadership in the development and delivery of projects to optimize business performance, simplify the organization, and promote optimal utilization of facilities, resulting in cost efficiency, effectiveness and sustainability.
Manage broker relationships to facilitate real estate transactions; coordinate with them on lease negotiations and initial due diligence for site selection activities.
Monitor key real estate portfolio metrics to provide guidance on opportunities for consolidation or expansion and set the occupancy plan and strategy.
Monitor and report on market trends, competitor activities, and emerging opportunities that may impact Pfizer's real estate portfolio, sharing insights with the Portfolio Optimization and Design Lead.
Establish policies / processes for strategic portfolio planning, transactions, core real estate business processes, outsourcing strategy, and enterprise-wide demand forecasting.
Integrate sustainability principles into strategies for energy efficiency, waste reduction, eco-friendly materials, and employee wellness.
BASIC QUALIFICATIONS Bachelor's degree in business, Real Estate, Finance or a related field.
A minimum of 10 years of experience in corporate real estate, including real estate strategy and management.
A proven track record of managing Global Real Estate assets across multiple geographies.
Need to understand complex financial arrangements for US-market to support innovative financing approaches (e.
g.
, sale lease back).
Understand the complex US GAAP lease accounting arrangements and ensure compliance.
Expert capabilities and knowledge of real estate industry, finance, property valuation, market analysis etc.
Ability to think strategically, anticipating the impact of external changes on Real Estate approaches and translating it into plans that proactively respond to and manage the changes.
Ability to effectively communicate with and influence external and internal parties.
Ability to build strong working relationships with internal partners and external bodies.
Excellent judgment and leadership capability to inspire and generate a sense of team spirit.
Candidate demonstrates a breadth of diverse leadership experiences and capabilities including:
the ability to influence and collaborate with peers, develop and coach others, oversee and guide the work of other colleagues to achieve meaningful outcomes and create business impact.
PREFERRED QUALIFICATIONSMaster's degree in a related field or professional certifications.
Experience in the real estate industry within a Pharma/Biotech Fortune 500 company or similar large-scale organization.
Experience in managing complex real estate transactions for large organizations.
Familiarity with real estate contract law, lease agreements etc.
